Brown + Sardina completed the master plan for Phases 3 & 4 for a 475-unit apartment community on 21 acres of land in Marlborough, Massachusetts. The objective of the master plan was to determine the maximum number of units that could be constructed on-site with the current zoning as well as the site restraints of wetlands, ledge, and setbacks. The master plan was submitted to the city to lock in the number of units that could be constructed on the site in the future. Phase 2, a community of 235 units designed by Brown + Sardina, is currently under construction.

The site is constrained by a wetland system that bisects the site and steep topography, which influences the location of the buildings, entrances, and parking. A series of grading studies were prepared to test and adjust the building footprint and site plan. Courtyards with outdoor gardens, a pool, and outdoor play spaces are provided. Pathways along the wetlands and boardwalks crossing the wetlands connect these new parcels with Phase 1 and 2 of the development.
